Strategic Investment Details
Klea Holding has acquired approximately 4,468 square feet of office space within Lumena Alta. This space presents flexible options for leasing or resale, depending on market conditions. The delivery of the tower is anticipated in the third quarter of 2030, marking a significant milestone in Klea Holding’s strategic development plan in the Gulf Cooperation Council (GCC) region.
The investment, valued at AED 28.1 million (€6.6 million) excluding registration fees, represents a crucial step in Klea Holding’s expansion strategy within the Dubai property market. The emirate’s sustained economic growth and increasing demand for premium office space create a favorable environment for potential double-digit returns.
Leveraging Local Expertise
Klea Holding’s strong local presence, particularly through its acquisition of Smart Salem in 2021, positions the company advantageously within the Dubai market. Smart Salem, a leading network of digital medical analysis centers accredited by the Dubai Health Authority (DHA), provides Klea Holding with invaluable insights into the emirate’s economic and regulatory landscape. This local expertise enables the company to identify and seize the best opportunities in the market.
With robust financial backing and consistent cash flow from Smart Salem, Klea Holding is well-equipped to support this project without compromising its ongoing developments in Dubai and Saudi Arabia. Plans are already underway to open a new center in Dubai and the first Smart Health center in Saudi Arabia by early 2026.
Future Prospects
The reservation for the Lumena Alta project has been signed, with an initial payment of 5% of the total investment amount financed from equity. The sale contract is expected to be finalized in early 2026, with payments structured until the offices are handed over in 2030.
